The southern section (the presidents streets) is predominately postwar 40’s bungalows. Further north, the homes are older 20’s California bungalows. As with most of Venice, stunning architectural homes can also be found.

There are some narrow one-way streets, adding to the area’s charm. A few large, stately turn-of-the century homes on 1/4-acre lots can be found along Harding Avenue. Many of the area’s owners have restored and enlarged their homes.

Mostly single family homes, there are a few 2 to 3 unit properties scattered throughout. A small industrial section at the southern corner is being converted to small studios. Zoning is a combination of R-1 and R-2. Average lots are 40′ x 100′.
