OCTOBER VENICE HOME SALES DECREASED IN BOTH PRICE AND QUANTITY … Single family single family home sales stats decreased when compared to the single family home sales for last month; mixed vs October a year ago.

INVENTORY OF ACTIVELY LISTED PROPERTIES DECLINED … The number of active single family home and condo listings dropped while income property active inventory remained the same.

DAYS ON MARKET INCREASED … Both active and in-escrow listing days on market increased month-over-month.

WHAT DOES THIS MEAN ??? … This could be signaling that, while demand is still very high, listing prices may be pushing the limits.

VENICE SINGLE FAMILY HOMES SALES STATISTICS DECREASED IN ALL CATEGORIES (EXCEPT AVERAGE PRICE PER SQ FT) BOTH MONTH-OVER-MONTH AND VS A YEAR AGO … The number of homes that sold decreased 23% as compared with October a year ago and 32% when compared to last month’s number. The total sales volume fell 28% over October 2012 and 41% over September 2013. Average sales prices declined by 7% over last year and 13.5% below last month. The average price per square foot was 2% lower than last month but increased of 9% over a year ago.

SEPTEMBER VENICE HOME SALES INCREASED IN BOTH PRICE AND QUANTITY … All categories showed double digit increases when compared to the single family home sales for last month and September a year ago.

INVENTORY REMAINS FAIRLY STEADY … The number of active single family home listings dropped a little while income properties increased by 2 and condos remained the same.

HOME LISTING PRICES DECLINING … Both the average and the median active list prices are getting closer to the in-escrow list prices and sold prices.

SALES OF VENICE SINGLE FAMILY HOMES INCREASE IN ALL CATEGORIES BOTH MONTH-OVER-MONTH AND VS A YEAR AGO … The number of homes that sold increased 25% over a year ago and 13.6% over last month. The total sales volume increased 57.9% over September 2012 and 28.8% over August 2013. Average sales prices were up by 26.3% over last year and 13.3% above last month. The average price per square foot showed similar increases of 27.8% and 11.2%.

INVENTORY IS BEGINNING TO CREEP UP … Since September a year ago, the overall number of active listings in inventory in Venice decreased earlier in the year but is now about 6% greater than a year ago.

PROPERTIES ARE SELLING FASTER … The length of time that properties were on the market before entering escrow has decreased by 22%.

BUYER DEMAND CONTINUES … The median listing price for active inventory decreased 6.5% since last year while the median list price for properties in escrow increased almost 18%.

VENICE SALES PRICE COMPARISONS FOR AUGUST 2013 …

A COMPARISON OF THE SALES PRICES FOR A COMBINATION OF ALL TYPES OF VENICE PROPERTY SHOWS A CONTINUED INCREASE YEAR-OVER-YEAR. The month-to-month comparisons show declines in many categories. The August stats are somewhat mixed with both the average and median price per square foot figures decreasing from last month for single family homes. Average and median sales prices for residential income properties also showed an increase from July. However, most categories for all property types were up over the August 2012 figures. When you compare the sales figures for all residential sales in August … all categories showed a significant increase over last year; but decreases in 2 of the 3 figures compared to last month.

SINGLE FAMILY HOME SALES STATS DIP FROM LAST MONTH … STILL SIGNIFICANTLY ABOVE A YEAR AGO … August 2013 total sales volume declined slightly (by 0.4%) from last month but was up 12.4% over a year ago; the number of single family homes that sold in August increased by 2 last month and decreased by 2 from a year ago. August’s average sale price decreased 9.5% as compared with last month and was 22.5% above a August 2012. The average price per square foot decreased 6% from last month and increased 19.6% over August 2012.
